Abdullah Alnabhan Joins Hill International as Managing Director, Middle East

Emin Capital entrusted Hill International, Inc. with managing the renovation of the historic Resort Mallorca at Formentor, located on the Balearic Island of Mallorca’s picturesque Formentor Peninsula. Sitting on a wooded, seaside plot of more than 100,000 SM, the nearly 20,000 SM hotel was built in 1929 and was originally called the Formentor Hotel. Emin Capital’s project transformed the iconic hotel into a more convenient and comfortable luxury landmark, while maintaining the facility’s historic charm. The renowned Spanish architecture firm Estudio Lamela provided design services with input from more than 16 consultants. Operated by Four Seasons, the newly renovated hotel features 110 rooms, including 30 suites, and a variety of amenities, such as a spa, meeting rooms, pools, private suite pools, restaurants, and more.
Hill’s initial management efforts focused on overlapping the design, contracting, and execution phases to make certain the hotel could open to guests in the summer of 2024, in line with Four Seasons’ delivery schedule. The Hill team collaborated and leveraged best practices in project management to meet deadlines while keeping costs under control and maintaining compliance with Four Seasons’ rigorous quality standards.
With thorough planning and constant communication, our team also overcame logistical challenges related to the project’s remote location. These included restrictions on truck lengths, weights, and schedules on the access road. Additionally, Hill played a fundamental role in managing change requests, allowing the project team to incorporate improvements requested by Emin Capital and Four Seasons during construction with minimal cost and schedule impact.

Other challenges involved managing furniture, fixtures, and equipment (FF&E) and operating supplies and equipment (OS&E). “The team had to carefully monitor and report on all equipment purchases,” says Operations Director Ignacio Vivas Garcia. “This was important because, in addition to tracking costs and delivery schedules, we also had to make sure each piece of equipment purchased for the hotel met the project’s established sustainability targets.” By doing so, the Hill team helped Emin Capital deliver a highly sustainable hotel.
